That's the equivalent of one Wembley Stadium filled with rubble every twelve days, generated by the cumulative drip of kitchen rip-outs, bathroom refits, loft conversions and back extensions across 27 million homes.
This report sets out the average waste volume per project type, what it actually costs to dispose of, and why the figures vary so widely between similar-looking jobs. It's drawn from WRAP's residential refurbishment dataset, building-control project records, FMB benchmarking, and the live UK skip-hire market.
Headline: a kitchen rip-out makes 4-6 cubic metres of waste; a bathroom refit makes 1-2; a single-storey extension makes 8-15; a loft conversion 6-10; a full unmodernised-house renovation 20-25. Across the £30bn annual renovation market, disposal absorbs between 0.5% and 2.5% of total project cost.

Waste produced by project type
Volumes vary by definition (cubic metres of loose waste), weight (tonnes), and skip-size language (yards). The table below uses all three because different trades reach for different units. As a rule of thumb, 1 cubic metre of mixed renovation waste weighs roughly 0.4 to 0.7 tonnes, depending on the proportion of inert materials.

These are central-tendency figures. A 1930s semi with cement-bonded plaster and cast-iron baths produces twice the weight of a 2010 newbuild with plasterboard linings and acrylic suites. Period property always sits at the higher end of these ranges.
What's in a kitchen rip-out
Kitchen renovations are the single most common waste-producing home project in the UK. Around 800,000 kitchens are replaced privately each year. Average waste arising:
- Carcasses, doors, drawers (typically MFC or laminate-on-MDF): 30-40%
- Worktops (laminate, solid surface, granite, quartz): 15-20%
- Flooring removed (tile, vinyl, laminate, engineered wood): 15-20%
- Old appliances (fridge, oven, hob, washing machine): 10-15%
- Tiling, splashback materials, plaster: 10-15%
- Packaging and offcuts from new install: 5-10%
Two materials dominate the disposal headache: laminate worktops (which are not recyclable in most council streams) and old white goods, which require WEEE-compliant disposal at a separate transfer station.

Bathrooms produce less than expected
Bathroom waste rarely exceeds 1.5 cubic metres for a single-room refit, even when the suite is being moved. The components break down to:
- Old suite (bath, sink, WC, tiled surround): 50-60%
- Wall and floor tiles plus tile adhesive: 25-30%
- Flooring (vinyl, laminate, tile): 10-15%
- Plumbing (copper, plastic, old radiators): 5-10%
- Packaging from new install: 5%
Wall tiles are the volume driver. A typical UK family bathroom has 18-25 m² of wall tile coverage, weighing 35-50 kg per m² with adhesive. That's roughly 700-1,200 kg from tiles alone, before any suite or flooring.

Extensions: where construction waste really starts
A typical single-storey rear extension generates 8-15 cubic metres of waste over an 8-12 week build. Material breakdown:
- Existing wall demolition (brick, mortar, plaster): 30-40%
- Soil and stones from foundations dig: 20-30%
- Off-cuts and packaging from new build (timber, plasterboard, insulation): 20-30%
- Roofing materials and old tiles: 5-15%
- Glass and frame off-cuts: 5%
Extension waste is heavier than internal renovation waste because of the foundation dig. A 4m × 4m extension typically requires 3-4 m³ of excavated soil, weighing 4-6 tonnes on its own. Soil dominates extension skip weight even though it accounts for under a quarter of the project's overall waste arisings.
Two-storey extensions roughly double these volumes. Wraparound extensions (rear plus side return) on Victorian terraced housing routinely produce 25-35 cubic metres because they involve removing a much larger section of original wall and floor structure.
Loft conversions: more waste than people expect
Loft conversions are visually the smallest renovation project, but they generate 6-10 cubic metres of waste because of two factors most homeowners overlook:
- Old roof timbers and tiles: a typical UK roof has 800-1,200 tiles. A dormer conversion removes 300-600 of them.
- Insulation removal: pre-1990 lofts often contain mineral wool, asbestos-bearing vermiculite, or papered cellulose. All have to come out before new structure goes in.
Insulation type is what separates a clean loft conversion (6 cubic metres) from a complicated one (10+). Asbestos-bearing material requires a licensed contractor and specialist disposal at £200-400 per tonne. A loft suspected of containing asbestos always needs surveying first.
Whole-house refurbishments and "back-to-bricks"
UK whole-house refurbishment, where every room is stripped to plaster or further, generates 20-30 cubic metres of waste typically, and 30+ on Victorian or older properties.

A back-to-bricks strip is what most people picture when they say "gut renovation". Plaster, lath, joists, floorboards, and old wiring all come out. The waste profile shifts heavier than other project types because much of it is plaster (1.0-1.4 tonnes per cubic metre dry weight).
Regional cost variation
Disposal costs vary across the UK by 30-45% on identical loads, mostly because Landfill Tax is fixed nationally but transfer-station costs (which absorb labour and property prices) are not.

Disposal as a share of total project cost
Project budgets tend to bury waste-disposal costs inside trade quotes, so most homeowners never see them as a separate line. As a percentage of total spend:

Two patterns are worth flagging. Smaller projects pay a higher percentage of their cost on disposal because skip-hire pricing has a fixed-cost component (delivery, collection, permit if needed). And projects with large soil volumes (extensions and basements) pay disproportionately because soil weight dominates.
How much of this waste actually gets recycled?
Domestic renovation waste sits at the lower end of the UK construction-recovery rate. Where major sites achieve 92.3% recovery, household-scale skips run closer to 70-80%. The gap is contamination. A skip mixing plasterboard, hazardous, and clean inert is sorted by hand at the transfer station. Plasterboard mixed in residual loads contaminates the gypsum stream and ends up landfilled.
Three actions move the needle on a domestic project:
- Segregate plasterboard. Most operators offer a separate plasterboard skip at modest extra cost. Once mixed with other waste, it cannot be recycled.
- Strip soft furnishings before tipping. Sofas, mattresses, and upholstered chairs trigger the WEEE-style "POP" charge at most transfer stations. £40-£80 each, regardless of size.
- Keep soil in its own container. Clean excavation soil has near-100% reuse value. Mixed with rubble it loses that.

Project-cost figures are 2024 RICS benchmarks adjusted for 2025-26 inflation. Regional skip-price figures are live national averages from UK directory and operator-published prices, sampled in the 2026 update.
